  • Land parcels capable of supporting the development of 150 or more apartment units

  • Historic buildings and/or office properties suitable for multifamily conversion with a minimum of +/- 200,000 GSF
  • Eligibility for state historic tax credits, where available
  • Favorable rent roll with reasonable lease expiration timelines
  • Prime urban Central Business District (CBD) locations within target markets

Value Add Acquisitions

Albion strategically targets both on-market and off-market properties with untapped potential for value enhancement. Ideal acquisition opportunities include assets requiring moderate to extensive capital improvements, such as interior unit upgrades, common area renovations, property repositioning, and operational improvements through enhanced management and marketing strategies.

Acquisition Criteria

  • Minimum of 150 units in urban or suburban locations (consideration for smaller properties with adjacent parcels for density expansion)
  • Class A, B, or C assets with repositioning potential
  • Prime urban or suburban infill locations with significant barriers to entry
  • Properties with high visibility, strong drive-by traffic, and proximity to public transportation, expressways, and shopping centers
  • Variety of property types, including garden-style, mid-rise, and high-rise buildings
  • Adaptive reuse opportunities, including hotel-to-residential or office-to-residential conversions
  • Assemblage opportunities of non-contiguous properties within the same vicinity to create larger, cohesive communities
