Albion leverages Federal Historic Tax Credits for numerous conversions, bringing a wealth of experience, expertise, and strategic partnerships to unlock the potential of often-overlooked properties. Our proven approach maximizes value while preserving architectural integrity, following these key guidelines:
Guidelines
- Historic buildings and/or office properties suitable for multifamily conversion with a minimum of +/- 200,000 GSF
- Eligibility for state historic tax credits, where available
- Favorable rent roll with reasonable lease expiration timelines
- Prime urban Central Business District (CBD) locations within target markets



Value Add
Value Add Acquisitions
Acquisition Criteria
- Minimum of 150 units in urban or suburban locations (consideration for smaller properties with adjacent parcels for density expansion)
- Class A, B, or C assets with repositioning potential
- Prime urban or suburban infill locations with significant barriers to entry
- Properties with high visibility, strong drive-by traffic, and proximity to public transportation, expressways, and shopping centers
- Variety of property types, including garden-style, mid-rise, and high-rise buildings
- Adaptive reuse opportunities, including hotel-to-residential or office-to-residential conversions
- Assemblage opportunities of non-contiguous properties within the same vicinity to create larger, cohesive communities
